1) About these Terms
These Terms apply to all bookings made directly with us (website, phone, email) and govern your stay at the Suite. By confirming a booking, you accept these Terms.
If you booked via an online travel agent (OTA), their booking terms may also apply. Where there is a conflict, these Terms apply to the stay itself, and the OTA terms apply to the booking channel.
2) The booking contract
A booking becomes confirmed when you receive written confirmation from us and the required payment has been received (as set out in your rate rules).
We may refuse or cancel a booking where we reasonably believe it was made using false details, is likely to breach these Terms, or is intended for a party, gathering, or any form of event.
3) Rates and payment
Rates vary by date, season, length of stay, and availability. Your confirmation email will set out your total price and any rate conditions (including whether the rate is refundable or non-refundable).
Unless we agree otherwise in writing, all charges must be paid in full in accordance with the booking terms shown at checkout or in the confirmation.
4) Security deposit and liability for damage
We do not take a security deposit. By making a booking and staying at the Suite, you accept full responsibility for the condition of the Suite and any associated areas you use, including fixtures, fittings, furniture, appliances, outdoor areas, terrace, balcony access areas, parking area and any equipment provided. You agree to pay us on demand for the full cost of repairing, replacing or making good any loss, breakage or damage (whether accidental, negligent or wilful) caused by you or any member of your party, and for any additional cleaning required as a result.
Where reasonably practicable we will confirm the nature and cost of any such loss or damage in writing following check-out (including supporting evidence such as photographs or invoices). Your liability is not conditional on that written confirmation and remains payable regardless. We may charge the payment method used for the booking or request settlement by bank transfer, and you agree to settle any such amount within 7 days of notification.
5) Cancellations, changes and no-shows
Cancellation and amendment rules depend on the rate you booked and are stated in your confirmation email.
Unless your rate states otherwise:
- cancellations and amendments must be made in writing (email is fine)
- a no-show (not arriving on the check-in date without notice) may be charged and the booking may be cancelled for remaining nights
- early departures are treated as a cancellation of unused nights and may be charged
6) Check-in and check-out
Check-in: from 14:00
Check-out: by 11:00
Early check-in / late check-out may be available by arrangement and may incur a charge. Please contact us to discuss.
A valid photo ID may be requested at check-in.
7) Occupancy and guests
Maximum occupancy: 2
Only the guests named on the booking may stay overnight. Visitors are only permitted by prior agreement and must leave by a time we specify.
No parties, gatherings, celebrations, receptions, photo shoots, filming, or similar events are permitted.
8) Children, pets and accessibility
The Suite is strictly adults only. No children are permitted at any time.
No pets are permitted at any time, including service animals.
The Suite is located on the first floor and is not wheelchair accessible.
9) House rules and conduct
To protect the Suite, the building, and the experience for everyone:
- Quiet enjoyment: You must not create noise, disturbance, nuisance, or antisocial behaviour.
- Smoking and vaping: Not permitted inside the Suite or near open windows/doors.
- Illegal substances: Zero tolerance.
- Care and use: You must use the Suite, furnishings, appliances and all equipment safely and in line with any instructions provided.
If, in our reasonable opinion, your conduct breaches these Terms, causes disturbance, or creates a risk to people or property, we may require you to leave immediately. In such cases, refunds are not due.
10) Cleaning, maintenance and access
We may enter the Suite (with notice where reasonably practicable) to carry out essential maintenance, safety checks, or to respond to an emergency.
You must report any damage, faults, leaks or safety issues to us as soon as you become aware of them.
11) Parking
Free off-street parking is provided for guests. Parking is at the guest’s own risk. We are not responsible for loss or damage to vehicles or items left in vehicles, except where liability cannot lawfully be excluded.
12) EV charging
EV charging is available at £0.30 per kWh and is payable at the end of your stay by cash or direct bank transfer.
Charging is provided at the guest’s own risk. You must supply your own compatible charging cable and use the charger strictly in accordance with any instructions provided. We are not responsible for loss, damage, downtime, incompatibility, charging speed, power interruption, or any impact on your vehicle, cable, or electrical systems arising from use of the charger.
13) Wi-Fi and technology
Wi-Fi is provided for convenience and is subject to availability. We cannot guarantee uninterrupted service and we are not liable for losses resulting from outages.
14) Lost property
If items are found after departure, we can hold them for up to 30 days and return them at the guest’s cost.
15) Liability and guest belongings
Nothing in these Terms limits liability for death or personal injury caused by negligence, for fraud, or any liability that cannot be excluded by law.
Guest belongings are brought onto the property at the guest’s risk, except where liability cannot lawfully be excluded.
16) Force majeure
We are not responsible for failure to perform obligations caused by events beyond reasonable control (for example extreme weather, fire, flood, power failure, strikes, pandemics, or government restrictions). Where appropriate, we will offer a date change or refund consistent with the rate rules and what is legally required.
17) Privacy and data protection
We process personal data to manage bookings, provide the stay, and meet legal obligations. For details on what we collect, why, and your rights, see our Privacy Policy: [link].
18) Complaints and issues during your stay
If anything is not right, tell us during your stay so we can put it right. If you raise issues after departure, our ability to investigate may be limited.
19) Changes to these Terms
We may update these Terms occasionally. The version published on our website applies at the time you book.
20) Governing law
These Terms are governed by the laws of England and Wales, and disputes are subject to the courts of England and Wales.
